Why Choose 514 Extermination in Montreal: Our Proof, Not Our Promises
Anyone can write "Montreal's best exterminator" on a website. Here instead is what you can verify before you even call us: our permit numbers, our guarantee including its exclusions, and our method step by step.

A claim that is worth nothing, and what we put in its place
Every exterminator's website in Montreal claims to be the best. It is free to write, impossible to verify, and it helps nobody choose. When an infestation hits, you have three quotes in front of you and no way to tell them apart on anything other than price.
So here is the opposite: everything you can verify yourself, before you even call us. Numbers, durations, written conditions — including the ones that do not work in our favour.
What the government can confirm
In Quebec, applying pesticides at a client's home requires two distinct authorisations, and many people do not know that two are needed: a permit for the company, and a certificate for each person who applies the product.
- C5 business permit no. 402574504 — 514 Extermination, in good standing, issued by Quebec's Ministry of the Environment (MELCCFP).
- CD5 applicator certificate no. 402569085 — Mehdi Bouraya, in good standing.
- CD5 applicator certificate no. 402575812 — Ali Diya, in good standing.
These numbers are published because an accreditation cited without a number cannot be cross-checked. You can validate them with the Ministry. Ask the same question of the other two quotes you are holding: a company that cannot produce its numbers probably has no right to enter your home.
The company is also insured. Our accreditations are detailed here.
The written guarantee — and its exclusions, in plain view
Every treatment is covered by a written guarantee handed over at the end of the intervention. The standard term is one month for bed bugs, German cockroaches, mice and rats, carpenter ants, pavement and garden ants, and spiders. Different terms may be agreed in writing depending on the infestation and building type; the one that applies appears on your accepted quote and your invoice.
During the covered period, the guarantee entitles you to a return visit at no charge if the pest reappears, an additional product application in the treated zones, and a full re-inspection with an action plan if the infestation persists.
What it does not cover
This is the part most websites leave out, and it is precisely the part worth reading before you sign:
- Wasp nests and wildlife interventions after exclusion are not guaranteed. We would rather say so here than have you find out when you file a claim.
- Reinfestation from an untreated neighbouring unit is not covered — which is exactly why we insist on inspecting adjoining units.
- A new infestation introduced afterwards (second-hand furniture, travel), alterations to the premises, or humidity and sanitation conditions left uncorrected despite our recommendations also fall outside coverage.
On your side, the guarantee holds if preparation was done as instructed, post-treatment guidance was followed, recommended exclusion work was carried out, the service is paid, and any reappearance is reported within 15 days of detection.
The full policy, including the claim procedure, is published here. A guarantee whose exclusions you cannot read before signing is not a guarantee, it is a sales argument.

Our method, step by step
Here is what actually happens, in order. If a company skips step 1, the rest is worthless.
1. Free inspection
We do not treat "a room", we treat identified harbourages. That means dismantling the bed, flipping the box spring, opening the outlet plates on the relevant wall, checking adjacent upholstered furniture, and in a building, inspecting the units beside, above and below. The inspection determines where the product goes — without it, application is guesswork.
2. Free quote and firm price
You receive an itemised amount, stating what is included and what is not, before anything begins. No revision once work has started. That is also why we do not quote over the phone: a price given without seeing the scale can only be a teaser rate, a single-room package, or a treatment with no residual effect.
3. Preparation protocol provided in advance
You know exactly what to do before we arrive, in what order, and why. Good preparation is what lets the technician reach the zones that matter — and it is also a condition of the guarantee.
4. A residual barrier, not a surface spray
This is the technical point that separates a treatment from a cleaning. A product that only acts on the day of the visit solves nothing: the eggs present hatch within the following two weeks. We apply a discreet biological barrier that stays active for several weeks, so the young from those eggs meet it in turn. In most files, that avoids a second intervention.
5. What comes after the visit — and it depends on the pest
On this point many companies promise the same thing for everything. We would rather state precisely what applies to your file.
For cockroaches, follow-up is included. It has to be: oothecae already laid hatch after the visit, and the decline is measured objectively with sticky traps rather than by eye. That follow-up is what allows the perimeter to be widened if the population is coming from a neighbouring unit.
For bed bugs, there is no follow-up visit, and that is a method choice, not a cost saving. The residual barrier takes over: it stays active for several weeks, so the young from the eggs meet it in turn, without a technician having to return. In most files, a single intervention is enough. And if bed bugs reappear during the covered period, the written guarantee entitles you to a return visit at no charge — reported within 15 days of detection.
The products: Health Canada approved, and why that is not enough
We only use products approved by Health Canada, safe for your family, your pets and the environment when applied according to their label. That is the legal minimum, and many companies stop at that sentence.
Yet it says very little, because effectiveness rests on three things the product name does not reveal:
- Residuality. How long does the product stay active after we leave? That determines whether eggs hatching after the visit are intercepted, or whether you pay for another intervention.
- Placement. The best product on the market, laid on a countertop, does nothing. In cracks under a millimetre wide, cabinet hinges, wall voids and plumbing penetrations, an ordinary product well placed beats a premium product badly placed.
- Rotation. Repeating the same active ingredient year after year selects for resistant populations. Pyrethroid resistance in bed bugs and glucose aversion in German cockroaches are two documented cases of insects outrunning consumer products.
And there is what we do not use: foggers and repellents. They drive insects into baseboards, wall voids and the neighbouring unit instead of eliminating them. We explain here, method by method, why these products turn a one-room case into a building-wide case.
Discretion, concretely
It is a worry nearly all our clients raise, often before they even mention price: "will my neighbours know?"
Our vehicles are unmarked. Nothing indicates the reason for our presence at your door. File confidentiality is an internal rule, not a favour — an infestation is not a judgment on the person living through it. Bed bugs feed on blood, not crumbs: a home's cleanliness has no bearing on infestation risk.
What we refuse to do
A company is judged as much by what it refuses as by what it promises.
- Give a firm price over the phone. Without having seen the scale, that would be guessing — and a guessed amount gets revised upward on site.
- Promise elimination in a single visit without a prior inspection. Nobody can know that before looking.
- Treat a single unit in a building that is clearly affected. It moves the colony to the neighbour and brings it back; it is also precisely a case excluded from the guarantee.
- Sell a treatment to an occupant when the obligation lies with the owner. In Quebec, the landlord must keep the dwelling in good habitable condition for the entire lease.
The compliance many companies ignore
In Montreal, every bed bug extermination intervention must be declared to the City, under the by-law concerning the sanitation, maintenance and safety of dwelling units. The obligation rests neither on the landlord nor the tenant: it is the exterminator who must file the declaration, within 5 days of each intervention.
Our interventions are declared in accordance with that by-law, and our permit along with our applicators' certificates appear on every report we issue. That documented record works for you in a dispute before the rental board, or when selling a building.
It is also a simple test to put to your other quotes: a company unaware of this obligation is probably unaware of other things.
Availability and territory
We are reachable 24 hours a day, 7 days a week, and we respond within 4 hours in an emergency. Our technicians cover the island of Montreal, Laval, the South Shore and the North Shore.
For landlords, property managers and condo boards, we work at building scale rather than unit scale: inspection of adjoining units, access coordination, preparation schedule and a written report. The building protocol is detailed here.
How to put us to the test
The simplest way to judge a pest control company is to have it come and inspect — and to see whether it actually looks.
Inspection and quote are free, the price is firm before the work, and the guarantee is written. You commit to nothing by having us come and assess.
If you are not yet certain you have an infestation, start by checking the signs yourself: our detection guides are public and detailed. If the signs are there, request your free quote here — or call us directly at (514) 835-2108.
A case caught early costs less, resolves faster and stays confined to one room. It is the only variable you genuinely control.
